Refunding Deposit
Out of a $600 deposit (and an additional $200 pet deposit) we're thinking we would be being EXTREMELY generous to refund them $300.00. Can anyone tell
me if you've experienced a similar situation and/or offer some good advice?
Here's my recommendation:
1. call seller and have them review the property or give you a checklist of the move-in condition.
2. you must give the tenant a written response with any deductions within 30 days after they move out.
3. pet deposits are generally always 100% non-refundable. it's used for repairing pet damage, etc.
4. if the pet caused damages and there are other damages that you know were caused by the pet then I would take pictures and send them an itemized statement and refund them a small portion or they get zero or they owe money. Based soley on what it's going to cost you to repair the damages caused by them or the pet, etc.
